How do I reserve a Palm Springs area home or condo for rent? 

You can reserve online 24 hours a day through our up to date property availability calendar.

All reservations with an arrival date of within 48 hours, must be called into the office, it may not be reserved online. We are open 365 days a year. Just let us know your specific dates or date range, the size of house, or the name of the home you're interested in. We'll promptly email or fax you the rental agreement to complete and return. We respond to all emails and phone calls quickly and courteously.

How do I pay for my Palm Springs Vacation home rental? 

Vacation Palm Springs welcomes Visa, Mastercard, Discover, or AMEX as well as cashier's checks. For advanced reservations, personal checks may be accepted as long as it is at least 30 days prior to your arrival. Payment in full is required 30 days prior to your arrival. To reserve a home, a deposit of 50% of the amount is required if the reservation is made more than 60 days in advance. Upon request, plans in equal thirds are available for reservations that are made more than 6 months in advance.

What fees are associated with Vacation Palm Springs rentals? 

Our homes and condos offer nightly, weekly, or monthly rental rates posted online for each property. Rates differ during holidays and special events. In addition to rent for the time period, charges include: a one-time departure cleaning fee, pool heating if you select that option, a peace-of-mind damage waiver fee, and a 2.9% processing fee. A city lodging tax specific to the city of the property (Palm Springs 11.5%, Palm Desert 9%, Rancho Mirage 10%, Cathedral City 12%, Indio 10%), is required on all vacation rentals for less than one month. The required lodging tax is identical to or less than the tax on Palm Springs area hotels.

What is the minimum rental time period? 

A stay of at least two nights is required for all rentals. Selected luxury homes and condos may require a 3 night or 1 week or 1 month minimum. Because of high demand and popularity, certain holidays, holiday weekends and special events require longer minimum reservations periods ranging from 3 days to 1 week.

Do I need to leave a security deposit? 

Security Deposit

A security deposit is required at selected properties and the amount of the deposit varies from home to home. The security deposit is refundable and is returned approximately 3 weeks after departure, after the home has been inspected, so long as no damages have been reported at the home. Special event dates, such as Coachella Music Festival, will also require both the security deposit and the Peace of Mind Damage Waiver.

Utility Deposit

A utility deposit is required for all homes when rented for one month or longer to cover use of the gas and electricity. The utility deposit varies from home to home. The guest is refunded the remaining balance of the utility deposit, which is determined by the bills submitted by the home owner. If there is an amount due, that amount will be charged to the credit card on file. The remaining balance is refunded to the guest within 45 days after the guest's departure date. Many condos have a $250 utility allowance, which covers the first $250 of gas and electricity usage.

Why is a credit card required, if I am paying by method of check?

A credit card is required to cover any incidental items or charges that may occur during the guest's stay, such as adding pool heat to a reservation or adding an additional night.

What is your cancellation policy? 
All guest reservations are subject to a cancellation fee and any applicable city tax. Cancellation fee: 10% of gross rental amount plus applicable City Taxes and Booking Fee; for reservations with gross rent less than $2500, cancellation fee is $250 plus applicable City Taxes and Booking Fee. For reservations cancelled less than 30 days (60 days for special events and holidays) prior to scheduled arrival, no refunds if the home is not re-rented for reserved period. If home is re-rented for cancelled dates, all monies will be refunded less the above fees.
What if a property becomes no longer available after I have rented the property? 

Vacation Palm Springs strives to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances, we cannot absolutely guarantee a specific rental property. Vacation Palm Springs reserves the right to change assignments without notice or liability if the property becomes unavailable. When comparable accommodations are not available, guests will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit.

What is the minimum age required to rent a vacation home? 

All adult guests must be 25 years of age (30 years of age in Rancho Mirage) to rent a private vacation home from Vacation Palm Springs, unless accompanied by a parent or guardian. This policy is a commonly enforced industry standard and is strictly enforced at our company. Misrepresentation of age or occupancy will result in immediate eviction.

May I make an appointment to view a property? 

We are happy to accommodate guests wishing to book a stay for 1 week or longer to view potential homes, if they are unoccupied. Please call (760) 778-7832 or email us to inquire about scheduling a time to view a property you are interested in renting.

What is the occupancy limit? 

The occupancy limit for each home can be found on the home's web page in the right hand column just below the Amenities section. The standard occupancy limit is 2 people per bedroom.

What are the arrival and departure times?

The arrival time is 3pm and the departure time is 10am. For your convenience, we offer you the opportunity to purchase both early arrivals and late departures at an affordable rate. Please check with your reservations specialist for additional information and assistance with rates. Rates for both early arrival and late departures vary, based on availability. During certain periods of peak demand, such as March - May and key holidays, early arrivals and late departures may not be available.

How do I check in to my vacation rental? 

All Check-ins must check into the Vacation Palm Springs office. You may check-in anytime after 3pm on your day arrival date (If you've purchased an early arrival, you may arrive as early as 10:00 am). Our guest service agents and property managers are available to assist you with check-in or other items, 24 hours a day, 365 days a year. When you confirm your reservation, you will receive specific instructions for the property you rented along with our property managers contact information, including a direct phone number for emergency 24 hour on-call service.

Is there someone available if we have questions or if a problem arises when we are renting the house? 

Yes. One of the great benefits of choosing Vacation Palm Springs over a vacation rental by owner is that we provide you with attentive and reliable service. We have responsive and friendly property managers on call and available to assist 24 hours a day, 365 days a year. A detailed house book inside the home will provide you with our 24 hour Guest Service information as well as operating instructions to help you take full advantage of the features of the home. Our office team is also available to assist you by phone, email or in person.

What about refunds or credits?

We want your visit to be enjoyable, comfortable and pleasant! However, in renting privately owned homes and condos, there are many situations that are by nature beyond our control.

Examples that are not guaranteed and will not warrant any refund or credit of rental monies include, but are not limited to: failure of AC or heat, pool-spa equipment/heater, appliances, electronics or cable TV, the home's systems or mechanical malfunctions, plumbing, Internet, construction taking place in the area, a home not decorated or appointed to your expectations, bad weather, condition of landscaping, or a neighborhood disturbance.

In the rare event of a mechanical malfunction, we will make every effort to resolve it as quickly as possible but there are no refunds or credits given.

The Desert is Different! Important Tips for Enjoying the Palm Springs Area 

The reliable sunshine and warm weather create unique conditions that merit your attention and planning - especially during the hottest spring, summer and fall months.

Please set at no lower than 76 degrees to prevent the a/c from malfunctioning.

Palm Springs sunny weather brings day after day of sunshine and warm temperatures hovering in the 90 to 100+ degrees or more during the daytime in spring, summer and early fall.

By setting the house temperature at 76 degrees, you will be comfortable, and the air-conditioner will not overwork, break down, freeze up or otherwise quit working. We want you to enjoy your vacation time not waiting for a technician to come to repair the a/c unit. So please, for your comfort, and to prevent break-down of the mechanical system, set the a/c at 76 degrees and no lower. Lower settings do not produce cooler air; it only makes the a/c run longer.

Keep in mind that when the temperature outside is 100 to 110 degrees, and you cool a room to 76 degrees, that's a 24 to 34 degree improvement. And that's a big chore for any a/c system.

REFRIGERATORS: Buy it cold. Bring it Cold. Keep it Cold.

Buy Cold Beverages & Bring Ice-Chests. If you're driving to Palm Springs and bringing a large amount of food and beverage with you or buying it when you get here, please keep it on ice in an ice-chest or coolers to keep it cool. Buy extra ice at the grocery store, too, as ice-makers won't keep pace with your need for ice.

Loading a refrigerator with warm items will take many hours (sometimes even more than 24 hours) to cool the product as the temperature outdoors is sometimes as much as 50 degrees warmer than the temperature in the refrigerator. Simply put, no refrigerator made can operate outside the law of physics. So please don't over-stock an empty refrigerator with room temperature soda, beer, condiments, and food - it just can't cool it adequately. And we don't want you to be disappointed.

PET CARE - Keeping them Cool and Safe

Pets left in cars even for a minute or two can be fatal to your pet in the hot desert sunshine - even if you're parked in the shade. In many Palm Springs area desert cities it's illegal to leave your pet alone in the car at any time because of this high heat risk.

Also, bring booties for your dog's paws because the pavement is unbearably hot when the sun is out, up to 130 degrees, and will severely burn your pet's paws if the pets paws touch the pavement - even in and out of the car. Do not walk your dog or let them on pavement or cement during the peak sun hours and even afterwards, until the pavement is sufficiently cool to your touch.


The water in the Desert is hard water, rich with calcium and other minerals. As a result, use of some detergents will result in dishes having a white or filmy residue. We recommend using detergents with a rinse agent, such as "Finish¨ All in 1 Powerball¨ Tabs."

POOL & YARD MAINTENANCE: Gardeners Service Without Notice

Each home is privately owned and each owner coordinates his or her own individual private pool cleaning service and gardening service. If you are in residence on the day of service for either pool or landscape maintenance, these vendors show up unannounced on their schedule. Because each owner coordinates his own service vendors, it is not possible for us to predict or provide times that these service vendors will arrive. To provide you with a pleasant experience and to ensure that grounds are maintained and pool is clean, we must respect this arrangement. Days of service can sometimes be found in most house books, but times of arrival cannot be declared and are not necessarily consistent.

Where are your vacation home rentals located? 

Our vacation homes are located in Palm Springs, CA and the surrounding communities including Rancho Mirage, Palm Desert, Indian Wells, and La Quinta. Most are very convenient to downtown, shopping and dining, golf, nature trails and attractions. All of our private homes have pools. Palm Springs itself is an historic village with a small population of 44,000 and the geographic area covered by Palm Springs makes travel from end-to-end about 15 minutes in total. The greater Palm Springs area has a population of 400,000. All of the Palm Springs attractions, downtown dining, theaters and shopping are within minutes from our greater Palm Springs, California private vacation homes.

What amenities, supplies and furnishings are included in a vacation home? 

Our vacation homes are completely equipped for you to enjoy as if it were your own.

Do all homes have private pools? 

Most of our Palm Springs vacation home rentals and selected condos feature both private heated pools and spas. The majority of condos and townhouses have shared pools and spas and will indicate this distinction in the description of the home. A few of our private homes have pools without a whirlpool spa. Each home's individual description provides the complete list of amenities provided.

Are the swimming pools and spas heated? 

Yes, in Fall & Winter months we encourage you to purchase the pool/spa heating option. Because of cool desert nights pools get chilly quickly, even during Spring and Fall. We highly recommend pool heating for the months of October through May. Each private vacation home is equipped with a pool heater. The pool heaters are powered by natural gas and are extremely costly to operate. The typical fee for pool heating is $49 per day, $250 per week. Some larger pools may cost more. For monthly rentals, guests pay actual gas and electric utilities rather than pool heating. We heat pools to a comfortable temperature of 86-88 degrees and spas between 101-104 degrees.

Are your properties pet friendly? 

Well behaved small dogs are allowed in many of our vacation homes. The webpage for each home will indicate if pets are allowed. Click Here to search only pet-friendly homes. There is an additional fee of $150 for up to 2 pets. We do not allow cats.

What about commercial photography at your Palm Springs vacation homes? 

Commercial photography of any kind, still, digital or video, is not permitted at any home without advance express written permission. Filming of adult content movies or still photography is strictly prohibited.

What about noise levels and neighbors? (Palm Springs/Rancho Mirage Noise Ordinance) 

To preserve the peace and quiet that makes Palm Springs & Rancho Mirage such relaxing and special places, the cities of Palm Springs & Rancho Mirage have an Ordinance that prohibits the use of outdoor music of any kind in vacation rental homes. Music that can be heard from the property line is Prohibited. Our property managers will respond to any complaint from neighbors or the City regarding noise levels. Anyone found to be violating noise ordinances will be subject to a $500 fine  and eviction without a refund.

Palm Springs and Occupancy Limits? (Palm Springs/Rancho Mirage Occupancy Ordinance) 

Palm Springs & Rancho Mirage Vacation Homes ordinances state that night time occupancy of a vacation home is limited to 2 person per bedroom. The Daytime Limit is the night occupancy limit plus 50%.
