How do I reserve a Palm Springs area home or condo for rent? 

You can reserve online 24 hours a day through our up to date property availability calendar.

You can check availability online, contact us at vacationpalmsprings@vacasa.com or call our toll free local reservation center at 1-800-590-3110. 

All reservations with an arrival date within 48 hours must be made via phone and cannot be made online. When you call, let us know your specific dates or date range, the size of home, or the name of the home you're interested in. We'll promptly email you the rental agreement to complete and return.

How do I pay for my Palm Springs Vacation home rental? 

Vacation Palm Springs welcomes Visa or Mastercard.

Do I need to leave a security deposit? 

A security deposit is required at selected properties, and the amount of the deposit varies from home to home. The security deposit is refundable and is returned approximately 3 weeks after departure, after the home has been inspected, as long as no damages have been reported at the home. 


A utility deposit is required for all homes when rented for one month or longer to cover use of the gas and electricity. The utility deposit varies from home to home. The guest is refunded the remaining balance of the utility deposit, which is determined by the bills submitted by the homeowner. If there is an amount due, that amount will be charged to the credit card on file. The remaining balance is refunded to the guest within 45 days after the departure date.

Why is a credit card required, if I am paying by method of check?

A credit card is required to cover any incidental items or charges that may occur during the guest's stay, such as adding pool heat to a reservation or adding an additional night.

What is your cancellation policy? 

For new trips, you can cancel within 24 hours of booking and receive a full refund.

From then on, if you cancel 30 or more days before check-in, you can receive a 100% Future Stay Credit to use for a new trip later. Or, you can choose to receive a refund of any rental payments you’ve made, minus the booking fee and associated taxes.

What if a property becomes no longer available after I have rented the property? 

Vacation Palm Springs strives to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances, we cannot absolutely guarantee a specific rental property. Vacation Palm Springs reserves the right to change assignments without notice or liability if the property becomes unavailable. When comparable accommodations are not available, guests will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit.

Do you offer Travel Insurance, what does it cover? 

We don’t offer travel insurance, but we encourage you to obtain your own if you like. We also offer Trip Protection as an optional supplement to your reservation. When you opt in for Trip Protection, you’ll be eligible for a full refund for any nights canceled due to illness, death in the family, flight delays, flight cancellations, or road closures due to bad weather. You can purchase it up to 30 days before your reservation. (If you’re booking within 30 days of check-in, you can add Trip Protection up to 24 hours from the time of making the reservation.)

What is the minimum age required to rent a vacation home? 

All adult guests must be 25 years of age (30 years of age in Rancho Mirage) to rent a private vacation home from Vacation Palm Springs, unless accompanied by a parent or guardian. This policy is a commonly enforced industry standard and is strictly enforced at our company. Misrepresentation of age or occupancy will result in immediate eviction. There are a few properties with higher age minimums and/or are located in a 55+ community:

Trilogy Golfers Paradise: 55+
Sun City Resort Villa: 55+

May I make an appointment to view a property? 

We are happy to accommodate guests wishing to book a stay for 1 week or longer to view potential homes, if they are unoccupied. Please call 1-800-590-3110 or email us to inquire about scheduling a time to view a property you are interested in renting.

What is the occupancy limit? 

The occupancy limit for each home can be found on the home's listing, in the right-hand column just below the Amenities section. The standard occupancy limit is 2 people per bedroom.

What are the arrival and departure times?

The check-in time is 4:00 p.m. and the check-out time is 10:00 a.m.

How do I check in to my vacation rental? 

We’ll send you a check-in email with instructions about getting into your vacation rental. You may check in anytime after 4:00 p.m. on your arrival date.

What else do I need to know before visiting Palm Springs?

Things are different in the desert. The reliable sunshine and warm weather create unique conditions that merit your attention and planning—especially during the hottest spring, summer, and fall months. Here’s what you need to know.

AIR-CONDITIONING:
The sunny weather in Palm Springs can bring temperatures of 100 degrees or more. However, please do not set the A/C in your rental any lower than 76 degrees, in order to prevent the unit from malfunctioning.

REFRIGERATORS: 

Since our private vacation rentals come with kitchens, you may want to bring groceries along. Please be aware that if you plan on bringing beverages and/or perishable food, we recommend you choose items that are already cold, bring an ice chest or cooler, and purchase extra ice at the grocery store. Sometimes there’s nearly a 50-degree temperature difference between the refrigerator and outside, and it’s hard for the refrigerator to cool room-temperature items adequately.

PET CARE: 

Hot cars and hot pavement pose risks to your pets. Never leave a pet alone in the car, even for a minute or in the shade—it’s actually illegal in many cities in the Palm Springs area, not to mention dangerous. You’ll also want to bring booties for your dog, since cement can burn their paws, and avoid walking them during peak sunshine hours.

DISHWASHERS:

You may notice a white or filmy residue on dishes. This is caused by the minerals in the desert’s hard water. We recommend using detergent with a rinse agent at your vacation rental.

POOL & YARD MAINTENANCE: 

Each home is privately owned, and each owner coordinates their own individual pool cleaning and gardening services. If prearranged pool or landscape maintenance occurs during your stay, these vendors will show up unannounced on their schedule. It is not possible for us to predict or provide times that these vendors will arrive. To provide you with a pleasant experience, and to ensure that grounds are maintained and the pool is clean, we must respect this arrangement.

Are the swimming pools and spas heated? 

Yes, in the fall and winter we encourage you to purchase the pool/spa heating option. On cool desert nights, pools get chilly quickly, even during spring and fall. We highly recommend pool heating for the months of October through May. Each private vacation home is equipped with a pool heater. The pool heaters are powered by natural gas and are extremely costly to operate. The typical fee for pool heating is $49 per day. For monthly rentals, guests pay actual gas and electric utilities rather than pool heating. We heat pools to a comfortable temperature of 86–88 degrees and spas to 101–104 degrees.

Are your properties pet friendly? 

Well-behaved small dogs are allowed in many of our vacation homes. The listing for each home will indicate if pets are allowed. We allow a maximum of 2 dogs per home, for a fee of $20 per pet per day. We do not allow cats.

What about commercial photography at your Palm Springs vacation homes? 

Commercial photography of any kind, still, digital or video, is not permitted at any home without advance express written permission. Filming of adult content movies or still photography is strictly prohibited.

What about noise levels and neighbors? (Palm Springs/Rancho Mirage Noise Ordinance) 

To preserve the peace and quiet that makes Palm Springs and Rancho Mirage such relaxing and special places, the cities of Palm Springs and Rancho Mirage have an ordinance that prohibits outdoor music of any kind in vacation rental homes. Music that can be heard from the property line is prohibited. Our property managers will respond to any complaint from neighbors or the city regarding noise levels. Anyone found to be violating noise ordinances will be subject to a $500 fine and eviction without a refund.
